Complete Mold Inspection

We walk through your space using non-invasive techniques to thoroughly inspect every area for signs of mold and water intrusion. Using thermal imaging, we scan the entire environment to detect hidden moisture, collect key data such as humidity levels, and identify areas of concern that may require sampling. A full inspection includes a comprehensive report detailing our findings along with recommendations for any necessary sampling.

DIY Microbial Air & Surface Sampling

This service is designed for clients who already have a good understanding of what they need and simply want us to handle the sampling process. It’s ideal for those who want to verify whether an issue exists, as well as for contractors working with clients who need confirmation that the air and surfaces are clear. We take care of the sampling so you can focus on the rest.

ERMI Testing

We offer ERMI testing for clients who are working with healthcare professionals and need to document or track a history of mold exposure. This option is designed to be affordable, accessible, and straightforward, making it easier for clients to get the answers they need.

Water Testing

We test wells and general water quality for peace of mind. Whether it’s a private well, a city tap that suddenly tastes off, or pre-purchase due-diligence, we collect samples and ship them to an accredited lab — coliform bacteria, E. coli, nitrates, lead, arsenic, hardness, pH, and the panel your situation calls for. Real-estate-ready chain-of-custody, plain-English results.

Radon Testing

Radon is a natural gas that comes up out of the ground. You can’t see it or smell it, and breathing it in over time is the second-biggest cause of lung cancer after smoking. The Olympic Peninsula has higher-than-average levels, especially in older homes and crawlspaces. We test to Washington state standards so you know what’s in your air.

Septic Inspections

Inspection-only — we don’t pump, repair, or design systems. Washington State requires a septic inspection every 2 years on most permitted systems, and lenders require one for any real-estate transaction on a private system. We handle the inspection and the written report. Only available in certain counties.

Family-owned and operated, Olympic Inspections & Testing was established in 2025 to fill a critical gap in high-quality air and mold testing services on the Olympic Peninsula. Our journey began when we discovered mold in our newly built home — an experience that quickly turned into a frustrating and expensive ordeal. We encountered few service providers, sky-high prices, and far too many unanswered calls.

That experience inspired us to create something better.

The honest answer: you usually don’t need one until you see something, smell something, or are buying/selling a home. Visible growth, a musty smell that won’t leave, ongoing health symptoms after moving in, or a real-estate transaction are all good reasons. If none of those apply, save the money — we’ll tell you that on the phone.

Inspection is the visual + moisture + thermal walkthrough — we identify problems with our eyes and tools. Sampling is the lab test — we capture spores from the air or surfaces and send them to a lab for identification. Inspection alone is often enough; sampling adds lab confirmation and exact species identification.

For an average home (1,500-3,000 sqft) a thorough inspection runs about 1.5 to 2 hours. Larger homes or homes with crawlspaces and finished attics can take longer. We do not rush.

Only if the data says so. Our report includes recommendations, but we never perform remediation ourselves — that's a deliberate separation. You get an objective assessment, then you choose your remediation contractor (we are happy to refer reputable local options).

Yes — Sequim, Port Angeles, Port Townsend, Hadlock, Chimacum, Quilcene, and Forks. For very rural or remote properties, we add a small travel fee that you'll see in your written quote before we book.
